The house prices are ridiculously high now, they will drop in 1-5 years for sure. It is too risky to buy a house now, you may end losing a lot of money. Now those construction workers make tons of money, if you buy a house, you are donating money to them. If you have too much money, you can do that, if not, you need to think about it carefully.

Renting is a much better option for you, it is cheaper. Try to save money now and wait for a couple of years, if prices drop significantly, then you can buy. Otherwise you may want to move other cities.

( B& P1 z2 t3 Y: yEspecially if your husband lose his job and you have to pay $2400 for your house monthly, you will be under tremendous pressure.

, }$ N* @/ x/ [/ T/ J. Q' G9 SThere is no difference in terms of life quality between renting a house or owning a house. A house is just a place for you to live no matter you own it or rent it. The benefit to own a house is you can build equity from it. After 100% price increase in the recent years, I don't expect to get 10% increase annualy.

0 v* G" ~' L! h( R7 ZIf the goverment put controls over the market, it will for sure reduce the risk of market crash, that means the price will keep going up--slowly, but up, for a while yet.

3 w% F. O* {) y6 [$ pLZ, buy it now, but your need to do a lot of research in this market, safe bet would be: find a fix-upper in a good area.

I lived in Michener Park before and bought a house last summer. Just try to give you a rough idea how
much you may spend per month on roughly $250K Mortgage:

Mortgage/Month + property tax: $1700
/ v6 S' f6 m1 X9 L) |% ]/ }Utility (gas+electricity+water): $300/M, day:21 degree C Night: 19 degree C

Other expenses you may consider once you have a house:
& x4 V# z6 I! X* ^8 `Closing cost (lawyer fee+inspection): $1000
Furniture at Brick/Leon's level for two bedroom, one living room, one family room: $6K (Low level)
Garden & Lawn tools: roughly $200 last summer. need to buy much more this summer
- A4 P9 q. g0 x/ \My neighbour said it cost her roughly $300 per summer for flower bed.

I am also planning to put side at least $500/M for home maintence and improvement.
