2010年6月2日埃德蒙顿消息：5月份，埃德蒙顿整个房地产市场平稳有序，成交量上年同比略有下降，价格稳定。尽管成交量下降，但是目前的各种销售指数较2008年预期的形势要乐观一些。

9 P" }& w, I4 B1 }* A: Y“财政政策刺激，贷款资格变化以及贷款利率上升的压力，导致今年本地房地产市场的高峰期提前来临”，埃德蒙顿房地产经纪协会主席Larry Westergard表示，不少买家在4月份提前进入市场，导致5月份市场轻微缩水。

1 j0 _( l2 }" i2 X5月份，埃德蒙顿的独立屋价格上涨了接近1%，均价达到$390,583；康兜（Condo）的平均价格下降了2个百分点，为$248,526；丢普莱克斯（duplex）和排屋（rowhouse）平均价格较上月下降2.3%；总的来说，所有房型的平均成交价格上升了0.25%，达到$340,192。

5月份，共有新上市房屋3,670个单元，成交量为1,682个单元，挂牌销售比为46%。房屋从挂牌上市到售出所需平均时间为44天，5月底市场总保有量为8,780个单元（4月底为8,056）。目前的市场保有量可供5个月以上的销售。

“市场发展到目前阶段，相信是一个买家，卖家以及房产经纪都可以放松心情、释放压力的时候”Westergard表示，“但这并不表示你可以推迟你的购买或售出计划，因为每天的成交量都有50-60套房子，出手晚了，你就会被被人抢占先机，买不到理想的房子”。此外，他还强调，房产经纪要给客户提供冷静的建议，以及专业的指导。
