埃德蒙顿住宅市场价格持续稳定

高价房屋的销售将平均价格拉升了3%，中间价保持不变

埃德蒙顿8月3日报道：所有住宅的平均售价为$384,504持续保持强劲，比上一个月上升了2%，比去年上升了3%。独立屋平均价格为$450,366比上一个月和去年都上升了3%。公寓因为六月份一些豪华户型的销售，七月份的平均价格回落到$257,482，比上一个月下降了2%，与去年持平。双拼/联排的平均价格为$348,050，比去年下降了2%，比上一个月下降1%。

  q  C2 r2 ^1 f- J9 {! _3 N' y1 k“我们可以将平均价格的增长归因于高端房屋的买卖，通过住宅的中间价，我们可以看清价格变化的缘由。所有住宅的中间价比去年下降了不到1%， 尽管趋势较慢，但我们仍然能够看到埃德蒙顿市场平稳而又强劲的价格走势。”

& A' T2 H$ F. A* ]4 X7 u& }7月份，爱城共有1515套住宅售出，比去年下降了16%，比上一个月的下降了15%；独立屋有938套售出，比上一个月下降了16%，去年下降了16%；公寓有401套售出，比上一个月下降了13%，比去年下降了25%。双拼/联排有154套出售，比去年上升了11%，比上一个月下降了10%。

5 t: N9 b3 K. {, n/ g8 }“七月份的销售量有着明显的下降， 五月和六月仍然为一年之中最为繁忙的月份，每年我们都能看到销售量在七八月份有所减缓，而在九月份又有所上升”埃德蒙顿房地产经纪人协会主席Steve Sedgwick说到“销售速度与销售量的下降是没有问题的， 积极地一面是，充足的房源，这将给买家们带来更多的选择”。

0 U/ z. K' ~- e" m# i' M7月份，所有住宅的平均上市天数为56天，比上一个月增加了3天，比去年增加了6天。平均售出天数上，独立屋为52天，公寓为61天，双拼/联排为57天。

7 l* {: A+ s- ^7月新房上市量为2895套，比上一个月下降了5%，比去年同期下降了7%。 截止月底有8048套住屋仍在埃德蒙顿市场上，比上一个月的的8179套有所下降，比去年的7226套，2015年6月的7177套和2014年6月的5609套均有上升。
