十一月独立屋销售均价上涨3.95%

埃德蒙顿12月2日报道:相比2016年十月,11月份独立屋平均成交价上升了3.95%,双拼/联排上涨了6.39%,公寓则温和下降了1.68%。相比去年同期,今年11月份独立屋销售均价上升了1.76%,公寓销售额下降了11.41%。4 V- |2 Y J/ d, l# |+ {# z
+ q3 i; K) p* ?/ l5 D6 W9 y/ l11月份,大爱城区所有住宅平均售价上涨了2.52%,为$373,174。其中独立屋均价升至$440,496,双拼/联排升至$353,818, 公寓降至$241,569。11月份独立屋的销售均价仅次于今年7月份,为2016年单月第二高。

“埃德蒙顿房产市场依然保持稳定,本月大多数房屋类型的销售均价有所上升,其中一部分原因是有几个高价房子卖出了。” 埃德蒙顿房地产经纪人协会主席Steve Sedgwick说。“所有住宅的平均售价仅比去年下降了1%,但独立屋的均价下降了2%,而公寓降幅超过8%。”

独立屋销售持续良好,11月份的平均上市天数为52天,与上一个月相同,比去年同期少了3天。但公寓和双拼/联排都受到季节性市场转变的影响,公寓平均上市天数为79天,双拼/联排为74天,两者分别比去年同期增加了17和18天。

0 _( A, G/ u& R" p“与10月份相比,11月份的库存量下降了10%。” Sedgwick说,“很快就是岁末年初了,我们将看到销售额在这几个深冬月份里正常下滑” 。
