- O1 G% b* B7 i5 `We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting./ }" @* C1 W) r

Required:

: X5 y4 w4 D" r, I·         At least 1-year customer service working experience in Canada
. O% I. o7 i+ C. i5 Y7 q' z6 e( I# L8 m  z
·         Class 5 drivers’ license
0 a* ]; J) c6 n  a
. B4 G  X9 X: d: Q4 J/ SPreferred5 E" f0 j% n2 i2 J# [1 _6 z3 U

0 f  d4 U# o, b& D; P; k% XAny experience managing a portfolio of residential properties.
- ]) x1 d' h& Q( W0 f* r+ Q6 xA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.: u, u! L7 o: B+ r; i  Y* y
Preparation of thorough monthly reports.; R) j3 G9 x; o  V# g
Rent payment follow up" y( E" I% k- O" a/ T! `
Maintaining regular, clear, and appropriate communication with tenants.2 J1 ~6 _& C- `# E
Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports.
8 `5 {8 ?1 u2 f* `: nOversight of day-to-day operating expenditures for the properties.
( o* ?' A2 p+ }3 g" k8 NCollection of rents and arrears, including initiating legal action when required.8 V* ]' u, H5 Z% p/ h7 A
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.  G8 s/ T6 v0 s8 c
Maintenance
$ T: e$ p$ {4 h0 M$ g. C$ K- \" D- c! V; M$ j
Preparation of appropriate preventive maintenance plans for assigned properties.9 g* l+ O% k- ^: }5 r, h
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
+ s5 i7 z. c# R0 [, M3 T* g# f; ^  u" UEnsuring all properties are in compliance with local building and safety codes.
4 h/ a( v. M+ r) d( Z) _Sourcing appropriate third-party vendors to provide services to the property as required.% A! k6 p8 S4 l/ l2 l
Conduct regular inspections of the properties to ensure first-class operations are maintained.
& T$ w' G  i/ j% H0 K) H" `Plan and recommend capital improvements that may be required.; u( z7 E; ]+ e+ }8 J6 d; q. n
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.$ ]! [, k0 @8 ^& c2 m
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
