We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.% L* G8 i# @# `! Any experience managing a portfolio of residential properties.
' E9 E( H9 g7 h& E# T5 v* XA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
4 H* G1 L# `  X- P2 J  zOversight of day-to-day operating expenditures for the properties./ A& B0 F1 M1 |5 u' _4 Q- R. t! H( v% T
Collection of rents and arrears, including initiating legal action when required.
$ ^. y* `3 z7 I+ g* o# f6 n' bMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.' Y/ ]0 Z2 W1 J% z8 x9 M3 \
Maintenance

4 i) U3 e, N5 ]+ o5 \2 R6 ZPreparation of appropriate preventive maintenance plans for assigned properties.
& J7 i% f! e3 t* x/ y+ ]Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
* ^. n& B: ]1 H3 ~. BEnsuring all properties are in compliance with local building and safety codes.
7 b5 z/ \" [6 R7 E3 VSourcing appropriate third-party vendors to provide services to the property as required.3 h# S8 u5 |* B- P# T
Conduct regular inspections of the properties to ensure first-class operations are maintained.2 A/ h/ i6 u/ \6 O
Plan and recommend capital improvements that may be required.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
