A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 M6 ]0 C N5 R7 nPreparation of appropriate preventive maintenance plans for assigned properties.+ p! u6 E$ O' a: n
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 Z. q4 j" s; _$ D3 U* ]+ uEnsuring all properties are in compliance with local building and safety codes.$ n8 o" f4 Q& L7 k
Sourcing appropriate third-party vendors to provide services to the property as required.
1 j( X$ K, e ]7 Y1 J+ \4 t* bConduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.+ D2 Y3 i: y$ u& S
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
