Resident Manager Job

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
; m4 @; |* E2 m2 G! C2 m$ cAt least 1-year customer service working experience in Canada+ U" u3 g/ u; |. S, H% _) v# `# r
Class 5 drivers’ license; K' N$ i! \1 G- E% D( N

% i; k( Y1 ?6 w; `Any experience managing a portfolio of residential properties.* P+ @* P  H$ |/ G2 d) u' o
A comprehensive working knowledge of the Alberta Residential Tenancies Act.5 M' k4 P/ r# }, O& z& E

Open house showings

Financial
1 N; h" z7 J# o# h' {Review and approval of monthly financial statements, rent rolls, and revenue reports.2 E  K% P8 V* w$ W+ f( ^: a
Oversight of day-to-day operating expenditures for the properties.
' J) ]9 D& R, eCollection of rents and arrears, including initiating legal action when required.! ^$ a7 b( u" X6 x( U; b; N6 V
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.# ~3 I) t2 r7 N/ y5 F4 }; ]9 {

3 {: l$ U/ H) i  K& u7 }' e  T7 ePreparation of appropriate preventive maintenance plans for assigned properties." w% F$ g# x9 ]; L2 a& `  u
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
" ~1 e$ s2 i5 _* \# B% REnsuring all properties are in compliance with local building and safety codes.6 T6 m7 ^: a6 s$ U
Sourcing appropriate third-party vendors to provide services to the property as required.4 l( K% [5 E2 g& J
Conduct regular inspections of the properties to ensure first-class operations are maintained.
/ V4 t) T" A: m/ G# V; N2 x" e& _$ JPlan and recommend capital improvements that may be required.
! e( o' U" T8 I) {Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.: |# o/ B) H+ g" x8 A5 ^8 f3 p

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
