We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. - |1 ?7 O& `1 }0 n" O' h/ @

4 }; M5 o* f+ M9 vAt least 1-year customer service working experience in Canada

A comprehensive working knowledge of the Alberta Residential Tenancies Act.2 A: P& J# v% N: b- J

Maintaining regular, clear, and appropriate communication with tenants.

Financial
* \( `" G3 v; J& ?Review and approval of monthly financial statements, rent rolls, and revenue reports.
; Y% `! S  `/ z+ k7 T) rOversight of day-to-day operating expenditures for the properties.
+ a7 L- F9 g' b- t8 U$ c' j; r; iCollection of rents and arrears, including initiating legal action when required.
8 j5 W8 C. q" O3 `4 HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 j0 L5 v1 A8 w, z2 F; ]" SMaintenance, J4 c$ N' m+ D8 m/ F4 V/ S
Preparation of appropriate preventive maintenance plans for assigned properties.
- O; Q5 X" |% H) A" `5 l' _: ~- BMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.6 o& v; \: V# l2 g8 j, j6 @+ `
Ensuring all properties are in compliance with local building and safety codes.
, X* o0 ]' U4 V3 p" {4 @Sourcing appropriate third-party vendors to provide services to the property as required.7 p* p! Q% c" g4 c
Conduct regular inspections of the properties to ensure first-class operations are maintained.* N6 V) X/ I4 t
Plan and recommend capital improvements that may be required.* _: u# V3 C1 X3 B7 s
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

* X6 u6 p: a: M. |) UThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Salary: $3200 - $4000 / month
