We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

4 }; M5 o* f+ M9 vAt least 1-year customer service working experience in Canada
+ Z5 y- O$ D- C: N7 y6 V; qClass 5 drivers’ license

$ A5 h4 I9 `  nAny experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

1 b4 w% D' x, {! n% X* w. RSupervision of contract service providers.
3 a5 }* `; m  |, A% HPreparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Financial
* \( `" G3 v; J& ?Review and approval of monthly financial statements, rent rolls, and revenue reports.
; Y% `! S  `/ z+ k7 T) rOversight of day-to-day operating expenditures for the properties.
+ a7 L- F9 g' b- t8 U$ c' j; r; iCollection of rents and arrears, including initiating legal action when required.
8 j5 W8 C. q" O3 `4 HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

2 j0 L5 v1 A8 w, z2 F; ]" SMaintenance
Preparation of appropriate preventive maintenance plans for assigned properties.
- O; Q5 X" |% H) A" `5 l' _: ~- BMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
, X* o0 ]' U4 V3 p" {4 @Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
