We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.   }2 J; @4 b: ^, Z

At least 1-year customer service working experience in Canada: Y0 x8 b2 \* R3 u; u
Class 5 drivers’ license

Any experience managing a portfolio of residential properties.

General

Financial
7 l& k" v1 I* [6 S/ gReview and approval of monthly financial statements, rent rolls, and revenue reports.
5 Q! o: d6 v) ^Oversight of day-to-day operating expenditures for the properties.0 o" ]# R1 Q! ^( o5 k
Collection of rents and arrears, including initiating legal action when required.$ z# n# v( V- v6 {5 [/ q
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

" R2 @# D$ e2 |! W5 x3 |9 \6 ^" B. ]Maintenance; Y0 ?" _+ s& ]6 G. q, B
Preparation of appropriate preventive maintenance plans for assigned properties.
) P4 e2 B5 n! o( [9 zMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.* `& ]8 v5 B* t) _4 D
Ensuring all properties are in compliance with local building and safety codes.
6 ^, n; D; N) s: u& o- G. d% e, XSourcing appropriate third-party vendors to provide services to the property as required.
! D5 k1 [4 y" G8 E5 J' C9 q8 a$ SConduct regular inspections of the properties to ensure first-class operations are maintained.
, ?% Z+ z4 b, E2 n) ~; }Plan and recommend capital improvements that may be required.* m8 x: |, W( L9 g
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
