As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Class 5 drivers’ license2 P. }, U( D9 V

Preferred
  G% t) T# g6 fAny experience managing a portfolio of residential properties.8 v( @; x2 v  _7 F' A0 A
A comprehensive working knowledge of the Alberta Residential Tenancies Act." q9 F7 ^: i) F9 U  f) ~( d4 O

; e: d3 C5 F& |4 G* ^Review and approval of monthly financial statements, rent rolls, and revenue reports.
, D+ M' j) u5 U) k# W3 D; DOversight of day-to-day operating expenditures for the properties.- A! n3 r8 Q, G8 Y! R+ X+ t
Collection of rents and arrears, including initiating legal action when required.4 n6 U6 u/ `+ ^8 y' ?6 c
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
& N2 `* I) b, `/ V- _) Q7 ?4 g8 v( T: I
Maintenance
) p+ w/ q- K* `- |2 H# mPreparation of appropriate preventive maintenance plans for assigned properties.
' J5 b4 H  D3 o& iMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ s8 H9 F( z/ f. mEnsuring all properties are in compliance with local building and safety codes.
3 u3 [6 w3 X) P: s8 p+ c; B( e, pSourcing appropriate third-party vendors to provide services to the property as required.5 S& u* [$ H- Z* F/ O3 [
Conduct regular inspections of the properties to ensure first-class operations are maintained.) o3 m3 L2 K+ p4 E4 |
Plan and recommend capital improvements that may be required.# T  d7 v6 S1 c7 Z" d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
