As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:

Class 5 drivers’ license

Any experience managing a portfolio of residential properties.# m% J5 N; h4 E; r. s
A comprehensive working knowledge of the Alberta Residential Tenancies Act.* V a4 b- h! g N

Supervision of contract service providers.

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required. ~! y" W( e- P$ J e
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
J4 p+ f' {. D7 E q) OPreparation of appropriate preventive maintenance plans for assigned properties.# v8 m5 S$ ]5 S# K. K& J- H
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
. s) g2 _6 Q- s# q/ `: q% R8 eEnsuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.. E, J; W% V5 J8 d1 M+ t, \; m9 m
Plan and recommend capital improvements that may be required.+ g) ^1 T/ Q5 Y( b7 A
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.1 W: W1 r6 T8 D) }
