As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.4 G* `& h: @4 D; R8 w0 Z" G

At least 1-year customer service working experience in Canada
. T& Q& p* m2 K$ D$ L% m' qClass 5 drivers’ license6 `  f2 B7 W; _& j' U0 V5 h

8 ?/ H' \) F7 w( L$ rPreferred
, `9 _* e. v) P# A! Z# B8 ]Any experience managing a portfolio of residential properties.
& W3 z  P, ]  U6 x7 h- h! _2 y0 }A comprehensive working knowledge of the Alberta Residential Tenancies Act.8 b( S$ \( J! b) M  y' u

Supervision of contract service providers.( q/ M! z1 C; r
Preparation of thorough monthly reports.

9 F! C& z; s4 g+ yMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

3 t- {: Q% P4 EReview and approval of monthly financial statements, rent rolls, and revenue reports.
( e' e0 p( `. ?: ]! r& oOversight of day-to-day operating expenditures for the properties.
  ~: J4 s, C* Z" S- a9 l% MCollection of rents and arrears, including initiating legal action when required.
" t- |6 m- |. N  w5 UMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. r5 Z* ~* G, f, K

Maintenance
; q0 w+ p  r6 S, X: ^, E7 PPreparation of appropriate preventive maintenance plans for assigned properties.! G6 n  L. k2 x; A4 F9 \8 a+ s* M
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
8 t/ ]. K! w% y5 u- m4 iEnsuring all properties are in compliance with local building and safety codes.
" q6 W* b( J7 z6 _Sourcing appropriate third-party vendors to provide services to the property as required.
. ?# w3 v$ q7 V$ S$ P8 b3 wConduct regular inspections of the properties to ensure first-class operations are maintained., r& i+ B" u% U: r1 A+ Z/ D
Plan and recommend capital improvements that may be required.7 ~- _: c2 k( Q) L9 F7 F) U
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
