We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:

: \; O) _6 k3 i) c% l$ mClass 5 drivers’ license

" C4 ], A( C4 [3 g! [) pAny experience managing a portfolio of residential properties.6 Q" }; n6 F8 L3 P7 L7 R7 |7 T
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

Financial
7 ?, ~5 S6 w; s6 K/ m3 G! a7 ^Review and approval of monthly financial statements, rent rolls, and revenue reports.
/ w* r' k4 [! o" z b6 j/ u0 k+ E/ kOversight of day-to-day operating expenditures for the properties.( P# h5 B4 \5 M. q8 r2 z
Collection of rents and arrears, including initiating legal action when required.. t3 S$ w& p0 O3 e/ w
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.' C5 |9 N7 Y5 S

Maintenance
1 m+ }% D+ z! K% Q" V0 |! {- DPreparation of appropriate preventive maintenance plans for assigned properties.
9 b( v( f+ y$ _; u$ I& B0 V, `9 vMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 Q. R2 L4 G* L' J
Ensuring all properties are in compliance with local building and safety codes.
! _( }4 c4 q% C# n8 _; ISourcing appropriate third-party vendors to provide services to the property as required.0 w3 @& X7 f! H
Conduct regular inspections of the properties to ensure first-class operations are maintained.# p; f$ ?3 W8 s5 U6 `" x8 s
Plan and recommend capital improvements that may be required.
9 M" _& a. L6 R+ Y) [5 bEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 Y( M2 T' H/ j" A3 @! Z. w( z& `

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
