We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.1 {$ o1 P; h( l0 G6 ]2 @

Required:
$ I9 p# ^$ |' X4 BAt least 1-year customer service working experience in Canada6 u: v! F& s6 {$ V$ `
Class 5 drivers’ license+ ^1 t3 I. {9 t; H, D- ~

Preferred- s5 Q; y0 `3 D5 M q! N
Any experience managing a portfolio of residential properties. T" n9 W5 {0 S$ H2 a% L
A comprehensive working knowledge of the Alberta Residential Tenancies Act.# i/ [; x# Y5 @5 K# p. z9 V% u0 q

Supervision of contract service providers.& i: g- q# w$ V" U" `
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.* n( P+ F! x' U

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.
) ?" R' u# n& N& g. c7 N" cOversight of day-to-day operating expenditures for the properties.% r# K% t# [2 O( J( M+ k
Collection of rents and arrears, including initiating legal action when required.* b/ e6 M' G0 x# F! b: v& ~
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.$ n* C3 ^, u6 R
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 _' n; B3 R$ Z* K
Ensuring all properties are in compliance with local building and safety codes.- [# r% C: f: [
Sourcing appropriate third-party vendors to provide services to the property as required.
" u& y" n. ?* P, Z$ WConduct regular inspections of the properties to ensure first-class operations are maintained.% @& x7 m* b9 M3 U7 U. ]
Plan and recommend capital improvements that may be required.
! {/ b* j1 {5 u0 { Q* ?6 jEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
