Maintenance Coordinator

As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

) D2 T5 z, T- sAt least 1-year customer service working experience in Canada9 B  q0 ~. d* e6 H! K
Class 5 drivers’ license

/ M# c9 O; C' B" TPreferred6 Z) L2 s( \( A. N" {
Any experience managing a portfolio of residential properties.% ~) ^7 r  s( n5 u# c1 i) z" e% K
A comprehensive working knowledge of the Alberta Residential Tenancies Act.5 o, ~" i2 `4 e7 @, P

Supervision of contract service providers.% \9 U7 V. B! b+ \
Preparation of thorough monthly reports.2 m7 x6 V% T& o5 i, ~9 S& p
Rent payment follow up
+ b9 E( b2 z8 f( b+ OMaintaining regular, clear, and appropriate communication with tenants.3 }, r; ~9 A1 {- i! R
Open house showings
+ I- o$ Z( S* t' QMarketing
) a. R. C( W1 [Drive to sites

Financial
% Q# v# d7 a- u3 v" y# nReview and approval of monthly financial statements, rent rolls, and revenue reports.
+ d( b! ]# U& V) K) ?9 M: M3 ~Oversight of day-to-day operating expenditures for the properties.
: h9 d- t: t5 r2 j$ h, sCollection of rents and arrears, including initiating legal action when required.. Q5 S6 J( k# O7 |/ v% m
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

5 _" h: u! k& y. C: X1 e2 UMaintenance
+ W' |6 Z* U$ ?! dPreparation of appropriate preventive maintenance plans for assigned properties.) O+ O' d  m! p0 {* X  j2 @
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.( q" ?$ h: l0 H' T. {+ t2 M! }# H5 d
Ensuring all properties are in compliance with local building and safety codes.; y/ F+ T2 H3 t% K3 b6 X' Q
Sourcing appropriate third-party vendors to provide services to the property as required.3 B- C% e5 z6 D$ h2 u4 f# f$ I7 l
Conduct regular inspections of the properties to ensure first-class operations are maintained.
, B! u0 `" i& D+ i/ I1 q0 @Plan and recommend capital improvements that may be required.
+ M% C; N4 i! Z7 \Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
