Edmonton new home prices see biggest drop in 23 years

+ \/ [( c' t8 ?- }, D% h5 r2 s" O, @EDMONTON - Prices for new homes in Edmonton fell 5.3 per cent in July compared to the same month last year, marking the biggest year-over-year drop in 23 years, said Statistics Canada today.

  B: W$ f6 F( O+ S! u/ BEdmonton's cooling market showed the biggest year-over-year drop of any Canadian city.

; L) ]9 }; R& {$ d6 K2 yCompared to June, Edmonton new home prices nudged downward 0.2 per cent.

3 K8 b7 F' a$ S5 U. F9 CCalgary saw a 0.3 per cent slide compared to July of last year.

  k& ?( Y& s/ J  O  n"Markets in these cities continue to adjust after experiencing record price increases in the last two and a half years," the federal agency said.

Even heated Saskatoon posted a slower annual increase of 13.1 per cent, "further confirmation of a trend of deceleration in this city. Many builders reported increased prices as a result of higher material and labour costs," the agency  said.

" b" K2 k5 }4 R4 pThe fastest pace was in Regina, which saw a year-over-year price increase of 29.6 per cent, down from its record rise of 34 per cent in April.

  n! W: f9 {8 [  b6 oAs the market continued to cool in Western Canada, prices for new homes rose nationally at a slower pace in July for the sixth consecutive month.

4 V" Z5 X0 T7 a3 m, s9 B' T- PPrices were up 2.7 per cent in July from a year earlier, down from June's annual pace of 3.5 per cent. On a monthly basis, prices edged up 0.1 per cent between June and July.

"The growth rate of the index has been on a downward trend since September 2006," the agency said.
