duplex缺点是有一边墻与鄰居公用，隔音差些，容易引起相互干扰，还有屋顶多数连体，要換瓦片時要与鄰居一起換。

IMO single detached is always better than semi-attached, duplex, townhouse, row house and the likes unless you love to have a real close neighbor which offers you potentials of conflict.

% x. z8 E+ X- j! jSingle Family House, Duplex, Townhouse都是与土地直接相关的房产 (Ground Related Residence)， 而Condo和Apartment不是。具体说就是：Single Family House, Duplex, Townhouse的业主同时拥有一块地，而且有地契，注明地的尺寸和地点。以后地上的房子没了，地还是该业主的。Condo和Apartment的业主共有一块土地，而且该地无法分割。房子没了，业主们只能把地卖了分钱，或一起再建个Condo和Apartment。

Duplex, Townhouse因为房子与别人的房子相连，所以很难改扩建，没有Single Family House灵活，有自主权。其它的差别楼上已经有人说过了。

& v! N9 J2 E6 }' z3 G, TCondo和Apartment的最大区别在于：Condo的产权可以以Unit为单位分割，卖给不同的人。Apartment的产权是不可以分割的，一栋楼只能有一个业主。所以，Apartment一般只能出租，或整体出售，而Condo才能按单元出售。

Apartment要改造成Condo之后才能按单原出售。这个改造不仅仅是建筑上的，而且要去City申请改土地规划，和房屋用途才行。手续是比较麻烦的，有很大的不确定性，City可以拒决申请。不是说Apartment的业主想改就改的。

如有条件还是尽量买独立房，市场不好的时候抗跌，DUPLEX 不如TOWNHOUSE, 没有独立房的优点，而且价格贵的多，性价比不如TOWNHOUSE
