Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?& w- e* D+ P7 B/ x! `

Lot 44 in Block 5  $198500

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

1 F* E& C$ }) T' q% I# B  X( {If the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.! n) Z% @" n5 |6 W; r

44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.! P5 E$ v+ I3 J( O

You don't want the baseball hit your windows, do you? School back yard is good for some people, and bad for some people(no privacy) .

46 has two backyard neighbor too.

以性价比来说,Lot 44 in Block 5 合算一些。
, l% h3 _' @6 h, ?2 Vlot 44 基本价= 40/2 = 20 万,很接近要价。1 Z& l  X; c7 j( P3 i1 [4 f2 ?
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
# P0 F' M8 o. o高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。) \' Z7 |# S* M) S6 C* l! Y

0 m5 D: u, d4 q* v4 K( |, m/ B46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。0 F; |/ z9 M  O! h6 _  x

! z4 U! e2 U+ ^: W7 L房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!# N6 ^  Q$ g2 y* d* U; o& s
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?! e" v6 Z- e0 S8 \7 O  T
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
