Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

5 A; o* z# @) {0 Y. u& KIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

3 d* w% G' U' i3 U4 a2 R: Y- A% x44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.; ?6 L& W: ]/ O

You don't want the baseball hit your windows, do you? School back yard is good for some people, and bad for some people(no privacy) .

以性价比来说,Lot 44 in Block 5 合算一些。0 J" T4 r7 S* q6 c
lot 44 基本价= 40/2 = 20 万,很接近要价。! X* b4 s- y1 m  M4 P& Z* f8 D( C
lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。! v* J8 ]; d5 M. x' R7 ^

5 }6 k8 Y) ^* v; H7 w1 `$ H46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

那只是某指定进深的宽度。5 v5 G; Q; q6 l' ~: x/ Y
% o$ Y! Z. l, w0 w6 y/ B/ V
房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!7 `' I- k) |9 E8 ^) ~
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
/ }( i* f# E5 z, W  ]/ y还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
