Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

, l( j. i3 k! k$ eIf the backyard is facing future school zone, will it affect the house value eventually? It is really attractive since the backyard will be green area.

& f! E) T$ [1 B7 S6 ?- o8 j44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.  `4 w7 w8 M# _( W8 y

3 d" o" r- l( k9 X5 olot 44 基本价= 40/2 = 20 万,很接近要价。
( z7 S3 {4 F% g1 E6 X9 ^lot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:3 t* S5 _2 b# {: Z, C
高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。2 I# L' ^6 Z. Y4 z, G

+ H7 e- a5 T4 r) `2 Q46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

以性价比来说,Lot 44 in Block 5 合算一些。; n9 U( }, @6 U( D
lot 44 基本价= 40/2 = 20 万,很接近要价。5 M: E, c- {; J  _1 ]1 E# i

房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

2 h1 u" [2 h( n% s/ m看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!5 T5 @9 X( M8 ?6 P: v) E. Y! ~6 S
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?
/ Y' k, n4 O. f还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?
