协议有效期？

有个问题请教：

如与REALTOR 签一个协议 买（SELL）我的house。 90天后 协议到期， 但还是 没有 买出去，
# T# T; l0 ~( c0 M% Q( }' M' [( L
% q# S: F1 G- t0 b" \0 f* b) V一般 多长时间 自己 不能买？
+ o. Q! d- n0 }7 g" G
' B9 n, G# W# b0 n是不是 新法 已允许 自己买 AFTER THE AGREEMENT EXPIRED(IE 90DAYS)？ 好像有个 新的规定， 只要协议到期 就可以自己买了？

协议结束后你可以自己卖房.但是,
$ D" B1 I- z1 L+ y0 |看看你的协议里有没有COOL DOWN的时间, 一般是卖房协议结束后1个月-3个月.  COOL DOWN时间内售出的话, 仍然算是你的REALTOR帮你卖的,你仍要付REALTOR费.
- o" u$ K$ s0 d6 y9 H; S所以,如果你顺利卖自己卖出, 你在签卖房合同时, 一定要把签字时间放到COOL DOWN时间之后.

协议上写得有的.协议到期后60天里买了,都要付agent fee.
