Collection of rents and arrears, including initiating legal action when required., i, o' R: b' F: D
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

$ e, R# t7 G, FPreparation of appropriate preventive maintenance plans for assigned properties.* ^* a& c# F3 v# U3 c0 U( ~) g
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
, X" z0 B+ C( jEnsuring all properties are in compliance with local building and safety codes.. F h' y0 J: p) W
Sourcing appropriate third-party vendors to provide services to the property as required.! S! k( ?% `+ Z n
Conduct regular inspections of the properties to ensure first-class operations are maintained.% W) _4 M9 `% t
Plan and recommend capital improvements that may be required." D$ |. C: I+ j( Y4 B
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
