Resident Manager Job

We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

3 x; X, w9 q/ @·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Preferred

Any experience managing a portfolio of residential properties.
% k9 _) B  [) wA comprehensive working knowledge of the Alberta Residential Tenancies Act.
General

Supervision of contract service providers.
; I  h3 w+ h- I) x& F% v0 `/ J6 WPreparation of thorough monthly reports.
Rent payment follow up
& Y# a0 c( p+ x& YMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
6 ]* N7 B( j  \Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

4 j, K& G3 Y; ]0 ?% u, V# |$ HPreparation of appropriate preventive maintenance plans for assigned properties.
7 M6 W7 N% G; LMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
; C; X. a9 z8 [7 [: z6 p- TSourcing appropriate third-party vendors to provide services to the property as required.
' u5 [8 n8 ]8 q- k+ O7 iConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
$ r7 B8 M+ r# h5 P4 @Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
