Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.
4 [+ \ U( Q1 k; BMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( b6 o s- U* {

& z) D, W1 [" ZPreparation of appropriate preventive maintenance plans for assigned properties.9 c" b2 m1 A4 R# W. X$ x
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.& { |0 L% p4 } L u {
Ensuring all properties are in compliance with local building and safety codes.
* e( |; |, I! j0 }Sourcing appropriate third-party vendors to provide services to the property as required.
0 p B% m5 z% t$ v9 R2 pConduct regular inspections of the properties to ensure first-class operations are maintained.
3 g- l7 @! x2 ^: HPlan and recommend capital improvements that may be required.
/ t- g! c4 ~1 x7 u5 YEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.( e# i- D7 S3 c- {
