We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. # \; D8 S4 v& N) a6 L9 \

Required:
9 T, w9 U) l7 q/ l6 WAt least 1-year customer service working experience in Canada
: }8 g( _( `1 I4 t  ?) l& AClass 5 drivers’ license
, e+ G' {7 S  R+ A* [( t/ s) l' t( O( }5 J" `5 [) d; F+ K( P
Preferred
& f! f; {$ T7 d6 IAny experience managing a portfolio of residential properties.- X! q8 g  z& Q* L9 `& I% L
A comprehensive working knowledge of the Alberta Residential Tenancies Act., d7 d: S3 \* {6 k

Rent payment follow up

Drive to sites

Financial
& N% w. M! t# `5 G7 C4 p3 i. A. n$ v# aReview and approval of monthly financial statements, rent rolls, and revenue reports.
: B. Z  \. N! r8 K( M/ x! R3 P4 kOversight of day-to-day operating expenditures for the properties.
! Z  i) l$ }5 tCollection of rents and arrears, including initiating legal action when required.
& Z9 y! i2 I: u% NMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.- P) O* a( j6 G% n. X
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.; H+ c9 W3 \2 E/ z. P8 q: L+ ^
Ensuring all properties are in compliance with local building and safety codes.
! M5 m2 a! r+ A2 u- R; ~' Q& ]Sourcing appropriate third-party vendors to provide services to the property as required.% T0 o' I6 o8 y. W8 ?9 }
Conduct regular inspections of the properties to ensure first-class operations are maintained.
, S9 |" g  y8 E6 O! WPlan and recommend capital improvements that may be required., r. l& p4 k+ A" B$ I- F. g
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

& ?+ r3 }- Y$ I1 k2 d: ~The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
