Supervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
/ f! ~0 i! G5 I( @Oversight of day-to-day operating expenditures for the properties.
, ~7 X& f: n2 V# E9 ECollection of rents and arrears, including initiating legal action when required.
9 q% q8 g: U4 D, {* t( K) h9 H/ @Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.5 K8 N4 o! g( ^6 a! g8 e, {

Preparation of appropriate preventive maintenance plans for assigned properties.* P7 ]8 K2 \0 W
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
T% N% i) i2 f Y' FEnsuring all properties are in compliance with local building and safety codes.. f. v: v0 ]# d ]" n
Sourcing appropriate third-party vendors to provide services to the property as required.
* ^9 ^9 y P8 Z7 M" WConduct regular inspections of the properties to ensure first-class operations are maintained.5 r/ u, b1 K& @! j
Plan and recommend capital improvements that may be required.
# B' t* i1 o( JEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur./ S& k/ |9 T% D* e; F
