As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

: q% c8 f( q5 }2 X  CClass 5 drivers’ license

Preferred
& z4 I6 I. F; ~* J1 p' K0 A, [9 MAny experience managing a portfolio of residential properties.
) f- Y% B7 e1 m. i) JA comprehensive working knowledge of the Alberta Residential Tenancies Act.

General
' s5 b+ P& g0 sSupervision of contract service providers.

Maintaining regular, clear, and appropriate communication with tenants.

Financial
Review and approval of monthly financial statements, rent rolls, and revenue reports.
Oversight of day-to-day operating expenditures for the properties.
, q6 ~; {; b: cCollection of rents and arrears, including initiating legal action when required.
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

' U- `$ o% d" }" G+ x) ?4 lPreparation of appropriate preventive maintenance plans for assigned properties.
3 t: `4 X5 k5 Q, T/ wMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
Ensuring all properties are in compliance with local building and safety codes.
Sourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
. j4 n5 }6 {6 W2 ^0 |8 QEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
