We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Oversight of day-to-day operating expenditures for the properties.
/ X- d8 `' F( z" M0 y' b+ U1 VCollection of rents and arrears, including initiating legal action when required.
, s5 c5 X( K2 ^" u% D7 HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.8 A" E4 S5 |3 c6 M, G

Maintenance
4 Q1 `" |0 }7 V1 j. Y4 ~ qPreparation of appropriate preventive maintenance plans for assigned properties.
3 M; ~2 A# s5 V& H& _7 G$ LMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
& A% R* [: V& z' PEnsuring all properties are in compliance with local building and safety codes.
2 t; T! i! H4 {+ U: zSourcing appropriate third-party vendors to provide services to the property as required.
2 ^! ]1 G7 i Y) n+ |, U- AConduct regular inspections of the properties to ensure first-class operations are maintained.( ^* g$ S! X {+ X
Plan and recommend capital improvements that may be required.7 R4 L7 q0 k! k d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.: h. m, r, t0 M/ [& V9 c" K
