We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

A comprehensive working knowledge of the Alberta Residential Tenancies Act.* s2 V1 z+ y, G

Rent payment follow up

Oversight of day-to-day operating expenditures for the properties.
+ C4 `/ {4 A+ i) o, Z% V" d3 B7 ^Collection of rents and arrears, including initiating legal action when required.
+ U/ k$ O T3 E6 z" WMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

% {' P+ }4 M& `' ?& N7 z& VMaintenance
1 ]* R+ I4 K0 C- a: z+ K. [! ZPreparation of appropriate preventive maintenance plans for assigned properties.
; w+ |( B4 O; \' j. f: [Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
: ]- y* u# V" a$ d- aEnsuring all properties are in compliance with local building and safety codes.
: _, r8 @- D W/ fSourcing appropriate third-party vendors to provide services to the property as required.+ b( r1 w. D) k5 K t2 H) ^; [. T
Conduct regular inspections of the properties to ensure first-class operations are maintained.
& X* Z R7 A/ ?* K9 Y5 [Plan and recommend capital improvements that may be required.
/ J4 d# {! T, R+ B$ qEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

& b6 O& }+ t# b2 {) bThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.0 E! L, s- ~+ l# p
