We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.* N7 P) i8 `7 ?& Q

Class 5 drivers’ license

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

General

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Financial

Collection of rents and arrears, including initiating legal action when required.
& h: g7 p8 B: v# SMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.- m9 Q5 I7 q) m; h% p

Maintenance
! M! i6 `4 R$ X% V# I, VPreparation of appropriate preventive maintenance plans for assigned properties.
: c* H& |$ S6 lMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.; r4 h1 N3 {1 E: ]" U Q. l
Ensuring all properties are in compliance with local building and safety codes.
) c/ w3 \( j p4 d2 s; u# LSourcing appropriate third-party vendors to provide services to the property as required.7 {% C+ o2 G5 a/ R7 H; U% r
Conduct regular inspections of the properties to ensure first-class operations are maintained.1 O9 |# |6 c. W4 k
Plan and recommend capital improvements that may be required.
