We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.' ?4 P; q% U' q; ]7 s4 y

At least 1-year customer service working experience in Canada( G8 O7 \$ B' o N3 G& h
Class 5 drivers’ license

3 I9 n! c; ]0 m; KAny experience managing a portfolio of residential properties.; O ]. ~( |0 U* W
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Financial

Oversight of day-to-day operating expenditures for the properties.
5 S7 B0 R. k! v$ A- _9 SCollection of rents and arrears, including initiating legal action when required.
. w/ b" d1 |" QMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.6 m! Y* I' i# ?+ {" l

Maintenance" D O6 F% f" O
Preparation of appropriate preventive maintenance plans for assigned properties.
; D8 O. c* Z& N8 \9 g& ~0 PMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.: D2 y8 K9 T- h
Conduct regular inspections of the properties to ensure first-class operations are maintained.+ J2 z5 |3 L! W: ?
Plan and recommend capital improvements that may be required.
: |; f& |! e+ t0 c5 ]4 L, lEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

( ]6 c$ r) m* ~2 VThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
