买大学区的condo,希望大家给个建议

老杨团队,追求完美;客户至上,服务到位!
最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?

$ p& t. R7 Z, h" O7 M2 H如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。3 s5 a. N: |/ _1 X* V. I1 B

Edmonton, January 8, 2009: The president of the REALTORS® Association of Edmonton released his forecast for 2009 MLS® residential sales today. He is confident that, despite the global economic uncertainty, Edmonton can expect a reasonably good year ahead.
9 K" [9 {) k; A, e* SA large inventory of new condominiums could enter the market in 2009. This will put downward pressure on resale condos and average prices are expected to drop about 5%. The average price of a condo in December 2008 was $234,286. Ponde expects that the average price will be $222,500 at the end of 2009.

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。$ e: y4 O0 V4 k( {! m* H$ b

再讲讲价。/ ~0 x. I' M% J- P9 R+ K
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。9 r5 m6 i" c7 u- o5 I
5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.$ A5 `" ~9 A. n+ y. {: V
BUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
