买大学区的condo,希望大家给个建议

老杨团队,追求完美;客户至上,服务到位!
最近agent给我看了一个一室一厅的Condo,是大学区的,靠近大学区的SAFEWAY,价格在20万,比较旧,但是高层,混凝土结构的,大家觉得这个价格合理吗?

+ `% q2 j2 Q$ n2 K4 `5 d如果这个价钱合理的话,那我们可能5年之后离开爱民顿,现在担心到时候买不出这个价格。

你给offer 10万,愿意卖不卖,反正买不成对你只有好处。估计5年后你肯定卖不出20万的价格。% I+ v( O5 o$ R$ X( M" Z$ X

再讲讲价。2 s9 W$ V$ Z! t1 ?! v, f: s; \$ [
大家都在等着降价,但估计大学区的房子不会降多少,且20万的房子价格波动不会很大,再算上租房子的钱,还可以的。
7 l& _: F" c. f5年后经济应该复苏有些时间了,好卖。

IF THE SAME CONDO CONDITION, YOUR RENT <= 1.5 * (COST OF CAPITAL + MAITAINANCE + CONDO FEE), YOU SHOULD BUY IT.3 w2 x5 X  a: v+ G1 @
BUT IF YOU TAKE IT AS A INVESTMENT, THAT'S ANOTHER SONG. Totally different.
