What determine the value of a house

Recently learned from this forum, a lot of people have been looking for/viewing/purchasing a house, wonder if everyone knows, other than location, sq footage and age, there are other factors that make a house priced differently from the rest. Hope someone will share what they know. I think it would help those who are in the hunting process.

For examples:
1. 50 years warranty singles vs 25 years ones.
2. garage w/concrete foundation vs. those w/footings.
  {. h8 I/ q6 ^! b1 R3. wider stairs vs. standard one (36").
; ?, L: E/ S. L4. Steeper roof pitch vs. normal roof.
5. Cathedral ceiling vs. 8 ft ceiling.

有一点跟大家分享一下，买房子的时候不一定非要实木地板。因为在建筑商那里以1000尺为例，至少要收你材料加人工2万-2.5万。但是我记得2年前找中国同胞做只需要6000多。出来的东西是一样的。

A all hardwood flooring may not be practical, new products are coming out everyday, cork flooring  may be another option; more nice designs/patterns show up in the recent 2 years.

1 O! Z" z/ g4 e, H) l  G( E" g其实很多东西的价格在这里的mark up太多了，所以才造成大家觉着东西那么贵。

+ r9 g4 J9 w+ O1 u2 J- |/ E" J我们的房子除了洗手间是tile之外，其余房间都是实木地板，是很好的实木地板。但是我们的地板价格算下来比地毯还便宜，原因就是我们自己进口的。另外自己安装大部分，省了很多人工费用。

) B' {; z' a! I$ Y* }/ z) D! u这几天没有精力，回头我会把我盖房的成本发出来，并详细分析哪些还是可以省下来的。
