渐缓的销售趋势并未给稳定的住宅价格带来影响

埃德蒙顿10月4日报道：9月份所有住宅的平均售价比上一个月上升了1.1%，比去年上升了1.5%，依然保持强劲。独立屋平均价格为$430,761比上一个月下降不到1%，比去年下降了0.2%。8月份公寓的平均价格为$251,365，比上一个月下降了0.06%，比去年下降了0.45%，也依然保持着平缓。双拼/联排比上一个月上升了4.66%，比去年有些许的下降。

: U: ~2 J/ z# o+ o2 Z2 i “在拥有一个健康的库存，强劲的价格，以及较缓的挂牌和销售量的情况下，我们正在步入房产较为安静的月份。” 埃德蒙顿房地产经纪人协会主席Steve Sedgwick说到。“现在仍然为买房的好时候，在即将进入冬季时，库存量通常较少，所以对于买家来说，依旧有可观的选择。而较为平稳的均价也能使卖家得到安心”

# X5 p7 ]. q! h; S% b# Q9月份，爱城共有1339套住宅售出，比上一个月下降了6.56%, 比去年下降了8.41%；独立屋有846套售出，比去年下降了3%；公寓有327套售出，比去年下降了20%。双拼/联排有135套出售，比上一个月仅少了1套，比去年下降了5.59%。所有住宅上市量比上一个月下降了0.29%，比去年下降了1.47%。

# b9 @& a1 h& a0 F( e$ \/ g“随着冬季的来临，我们可以预计上市量和销售将会减缓，也可能会看到价格的些许下降，但因为市场依旧保持着的平稳性，继而剧烈性大幅度的走势并不会出现。” Sedgwick说到“和去年相比，卖家可能需要较为长一点的时间去等待他们的房产售出” 。

6 v- |1 _! j+ A7 `9 d9 z* A: z9月份，埃德蒙顿所有住宅的平均上市天数为57天，与去年相同，比上一个月增加了2天，比去年增加了3天。平均售出天数上，独立屋为54天，公寓为65天，双拼/联排为60天。

9月新房上市量为7857套，比上一个月的7908套下降了1%，比去年同期的7108上升10.54%。
