As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.) y& Q$ m9 n( x  D

Required:

4 H/ p! @1 X6 a. ?- m: @·         At least 1-year customer service working experience in Canada% Q2 B( z% w2 C& {, U" d8 O' \

& L  ^, C* m# I* S6 K! l·         Class 5 drivers’ license

8 \8 U. K; G( ?8 t- iPreferred

Any experience managing a portfolio of residential properties.; j' j9 |5 y0 |% c( n
A comprehensive working knowledge of the Alberta Residential Tenancies Act.) A$ D1 B+ E, G' V

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants./ _& w* H4 D2 Z/ p3 H
Open house showings3 D6 L4 D$ D/ z, @6 k5 E
Drive to sites
2 z. y. @: M! c+ ?8 G: N2 BFinancial$ \, k3 f( R& {- Y" S/ E

  S' A3 m$ W" K0 rReview and approval of monthly financial statements, rent rolls, and revenue reports.
' A, \" x0 K% G# v0 m3 L  m% eOversight of day-to-day operating expenditures for the properties.. V# H7 ^8 l- f! e& L. ~7 L+ W" w
Collection of rents and arrears, including initiating legal action when required.7 A6 q) [3 ~5 B: n) X
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
% R& r) D% }3 X4 d6 y: oMaintenance. r1 a9 [, u$ u1 h
$ D2 }6 h7 s1 |, \, L% g
Preparation of appropriate preventive maintenance plans for assigned properties.
! w$ k# W& e* _8 u! i7 xMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
, n/ {$ `$ q# ^4 a9 [Ensuring all properties are in compliance with local building and safety codes.0 I# p: E5 N0 T. ?2 D+ m; a
Sourcing appropriate third-party vendors to provide services to the property as required.
+ q) n8 l* c8 u. A- {2 {Conduct regular inspections of the properties to ensure first-class operations are maintained." @5 o* W- @" ^# c( v
Plan and recommend capital improvements that may be required.$ |' s3 N2 i' r. L$ z& I
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.6 x1 L( r& F3 l1 X3 y! b0 z
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord." h4 d. j8 @1 \& }9 X4 _6 v/ C
