We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Preferred

A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Maintaining regular, clear, and appropriate communication with tenants.

# @7 G( a( e- pReview and approval of monthly financial statements, rent rolls, and revenue reports.
& `* T1 e& n- N3 _1 Y; IOversight of day-to-day operating expenditures for the properties.
& ^: ]( [+ E0 _. \! G- RCollection of rents and arrears, including initiating legal action when required.& t( x3 U) h7 S. D0 y* X
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
) V9 z: X9 x, i' K0 i3 }1 ZMaintenance* _$ n( z/ \) H: M0 \' `6 c
5 u! ^( S  j) o  ?) g! s
Preparation of appropriate preventive maintenance plans for assigned properties.
* e, W: H) L0 V! oMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
8 F3 ]2 ]" F! ~  N% N1 L9 [Ensuring all properties are in compliance with local building and safety codes.
3 U0 R7 z6 I0 I! _- h2 H6 ~( w! ySourcing appropriate third-party vendors to provide services to the property as required.
8 n2 t: ~6 a6 J+ v1 h: EConduct regular inspections of the properties to ensure first-class operations are maintained.
. S7 Z: W9 |; Z5 XPlan and recommend capital improvements that may be required.. S0 M, M* V/ {2 S3 @
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
