We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.( C7 G. ·         At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.+ S+ q0 @9 S- @: {) U$ y
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

; \& O5 p9 i8 xMaintaining regular, clear, and appropriate communication with tenants.

Drive to sites

Review and approval of monthly financial statements, rent rolls, and revenue reports.
* x1 }; ]3 ?5 P- S( p0 q1 LOversight of day-to-day operating expenditures for the properties.7 q/ D$ ?+ Y$ d* M4 l' P
Collection of rents and arrears, including initiating legal action when required.& o& `0 v! e$ P  O  R" @$ l' n0 n
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy." S. F7 R% ]% z8 t# j
Maintenance
! b2 C, ]+ R; z- }# i, U8 f+ v& E
4 \2 H: L% w& v. TPreparation of appropriate preventive maintenance plans for assigned properties.1 D, O+ T3 b% K4 l4 h, e7 R
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- o2 {  `8 \5 {0 d9 tEnsuring all properties are in compliance with local building and safety codes.. [& w8 k( I3 V8 E' x7 _
Sourcing appropriate third-party vendors to provide services to the property as required.' K# V$ @# g# E& w5 q) p& h
Conduct regular inspections of the properties to ensure first-class operations are maintained.4 U* g6 e1 z; f/ U, |/ I9 m
Plan and recommend capital improvements that may be required.3 c# }% `3 V, x! F1 n9 Z
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.( \  q: {7 O9 ^9 I/ f
The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
