+ u1 Q2 G: O9 [( `6 v Q& h- ^Collection of rents and arrears, including initiating legal action when required.9 \3 B+ O' K2 |4 N
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.2 [- W6 f! x% n' H. o
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

% ]' ]' w9 n, y4 V. }Sourcing appropriate third-party vendors to provide services to the property as required./ H* { |" E. ^, y" M" A
Conduct regular inspections of the properties to ensure first-class operations are maintained.
+ B& }% `$ a G- z0 G" h3 `7 u% jPlan and recommend capital improvements that may be required./ R) Z1 U% T0 S: s9 Q/ u" o
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.% o/ m2 t8 ]. z9 \6 Z% }
