We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. 9 F) \! Class 5 drivers’ license

Preferred
1 M( l( C1 u8 E. p- SAny experience managing a portfolio of residential properties.
! c3 t% S; t9 X& B- p: u. [, `A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
$ z8 W! z# U) N8 e/ a& q) Q$ H+ `/ zOversight of day-to-day operating expenditures for the properties.
& B  V* Q4 K$ v) \' cCollection of rents and arrears, including initiating legal action when required.% \4 g* a: w+ k- V8 }3 c
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance2 a8 [* E& d! l$ j$ ~( @9 T
Preparation of appropriate preventive maintenance plans for assigned properties.
1 K- b" L6 g) F" B* m1 H. dMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.4 B' G2 S' f/ _, C6 a
Ensuring all properties are in compliance with local building and safety codes.
4 E* `3 }* z( {8 Z  r! I$ gSourcing appropriate third-party vendors to provide services to the property as required.$ w0 Z7 T5 w* A2 k8 \8 y- S4 H
Conduct regular inspections of the properties to ensure first-class operations are maintained.
- T4 g9 s/ f% f! x( r& a/ g* v, ?2 ?) HPlan and recommend capital improvements that may be required.4 \9 h+ ?: I+ d% B
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
