We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
8 s  W: V' i0 q" D$ t+ ~  K; N2 KAt least 1-year customer service working experience in Canada
Class 5 drivers’ license

5 F& C, K* ~- G! @# Y/ y( Y0 C3 ^* ?Preferred
Any experience managing a portfolio of residential properties.
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.
Preparation of thorough monthly reports.

) k4 r' v5 I* j- Z; ~Oversight of day-to-day operating expenditures for the properties.
Collection of rents and arrears, including initiating legal action when required.
9 q# j8 t( \( DMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

4 l6 N' x; V' FPreparation of appropriate preventive maintenance plans for assigned properties.
5 V& f& r3 s3 d$ M/ t4 ?5 oMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
0 u2 h8 V* j* f) w) d3 _Ensuring all properties are in compliance with local building and safety codes.
# d3 m! c9 |  g+ R5 f6 V6 X/ ]" ~Sourcing appropriate third-party vendors to provide services to the property as required.
& G5 a6 {" ]* ~5 O, I" cConduct regular inspections of the properties to ensure first-class operations are maintained.
Plan and recommend capital improvements that may be required.
: Y/ C. C  J; `0 J% |; _Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
