We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:
% b9 o! D1 t( Y( v; nAt least 1-year customer service working experience in Canada
# K0 \/ x1 d' f/ R; n& ?9 }* \Class 5 drivers’ license7 Z$ M& |" G8 H# z; V9 A

Any experience managing a portfolio of residential properties.& l/ N8 N& M' o5 P8 H) _/ o) r
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.; B" w" |8 l- ?+ |
Oversight of day-to-day operating expenditures for the properties.  a: {- U* f3 g) l; R
Collection of rents and arrears, including initiating legal action when required.9 L! z" S# q- k5 Q) @5 S% w- U
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 T  l* a* S8 u$ s1 ]0 C

Preparation of appropriate preventive maintenance plans for assigned properties.; }, I) Z( G: N* p
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
  O/ F% l- S$ wEnsuring all properties are in compliance with local building and safety codes.- X4 |" i; g; g
Sourcing appropriate third-party vendors to provide services to the property as required.
/ T2 Z9 f% b( C- R' y+ rConduct regular inspections of the properties to ensure first-class operations are maintained.
; ^' O; Q' r8 M2 ?6 h$ v9 v/ QPlan and recommend capital improvements that may be required.: y8 A: a2 t! s0 V5 Z2 z* b2 P6 X% h
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 V) h" v7 j3 g7 [8 |
