We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.   h4 h) ~4 b0 L) }

5 Z9 O8 F( S. g3 c2 KAt least 1-year customer service working experience in Canada

Preferred) J( `& p. O0 @! j; Z( w
Any experience managing a portfolio of residential properties.
+ e7 R' [- e. }0 h+ v% J: wA comprehensive working knowledge of the Alberta Residential Tenancies Act.& H" O8 I% J. n1 n5 o

General

Rent payment follow up
7 T0 ^6 B' r% mMaintaining regular, clear, and appropriate communication with tenants.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.$ G& i) h2 x3 d! R9 |6 r
Oversight of day-to-day operating expenditures for the properties., f( }! ~) y# z2 ^$ B* M
Collection of rents and arrears, including initiating legal action when required.* Z8 X: v: Y7 o2 \) C* Z; T# D* F: g( |
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.* q" b! r1 ]' r' Z- ?* n7 O) |

" T. U" T$ r. P/ ]! UPreparation of appropriate preventive maintenance plans for assigned properties.
8 w9 w/ ~% _4 C. Z7 e# OMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.* u+ X' _' V( U9 n0 b- t
Ensuring all properties are in compliance with local building and safety codes.
, k! B4 E, [( K! lSourcing appropriate third-party vendors to provide services to the property as required.
( K% l3 i8 c: M1 q' c/ T6 pConduct regular inspections of the properties to ensure first-class operations are maintained.$ d) h- s1 s2 f. J8 s* S7 P  E
Plan and recommend capital improvements that may be required.) t. f6 v" k- r$ T
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.0 g  H8 a' K9 n

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
