We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Required:

Any experience managing a portfolio of residential properties.& l/ N8 N& M' o5 P8 H) _/ o) r
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Collection of rents and arrears, including initiating legal action when required.9 L! z" S# q- k5 Q) @5 S% w- U
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 T l* a* S8 u$ s1 ]0 C

Preparation of appropriate preventive maintenance plans for assigned properties.; }, I) Z( G: N* p
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.

Sourcing appropriate third-party vendors to provide services to the property as required.
/ T2 Z9 f% b( C- R' y+ rConduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 V) h" v7 j3 g7 [8 |
