Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required./ i2 c6 R4 L6 J' p4 [) n$ p0 o& Z; q6 |
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Preparation of appropriate preventive maintenance plans for assigned properties.7 ^2 V% x( E. [ ?$ G: a

Ensuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.# F u( X8 }- d7 l! l5 y+ I& K! ^
Plan and recommend capital improvements that may be required.4 u( n4 R2 E) B( M* `; w# d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
