General

Rent payment follow up

) ~+ ]2 E' y4 BReview and approval of monthly financial statements, rent rolls, and revenue reports.
4 P# Z( F6 j5 F, cOversight of day-to-day operating expenditures for the properties.
# k9 b$ W% M6 o9 }Collection of rents and arrears, including initiating legal action when required.
$ [; J$ @; r/ F, b# V) t- `Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance
) T- a3 Z( d) j- t9 F. o6 sPreparation of appropriate preventive maintenance plans for assigned properties.
2 r& _. j c. F3 A: Y: g# g d7 EMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) o4 U4 g0 J/ uEnsuring all properties are in compliance with local building and safety codes.
) Y; O. ?" u9 I, A' _, y, PSourcing appropriate third-party vendors to provide services to the property as required.
; Y* W6 f. ^/ @ h6 C* F1 z z9 dConduct regular inspections of the properties to ensure first-class operations are maintained.; B: X0 v% H% r4 q# N% |
Plan and recommend capital improvements that may be required.
2 ~( D3 l) t6 S8 e, GEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
