We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.. At least 1-year customer service working experience in Canada$ d2 o$ m# n9 q8 m" V

Preferred
+ w8 J0 t+ {# `# T% OAny experience managing a portfolio of residential properties.4 w8 A& z( L& Y/ G3 Y( Z
A comprehensive working knowledge of the Alberta Residential Tenancies Act.; ` S: F* O) |/ F

Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Review and approval of monthly financial statements, rent rolls, and revenue reports.9 C' ^( A# B3 |! c5 A$ X; @
Oversight of day-to-day operating expenditures for the properties.; A( l1 X/ j2 P: y p9 @- G
Collection of rents and arrears, including initiating legal action when required.
( @! E. b4 I+ E8 SMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.2 M0 M( Y, U6 h, n

8 u# J# G3 I2 \: k; C( o! {6 tPreparation of appropriate preventive maintenance plans for assigned properties.
+ ] g" N: C8 [7 @. \2 D2 Q- XMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
0 P& C4 b2 F- [6 h+ D, B7 h. lEnsuring all properties are in compliance with local building and safety codes.
' p0 ~9 R# m8 z3 Y# tSourcing appropriate third-party vendors to provide services to the property as required.
/ H% E! }( ]/ i& n1 q4 hConduct regular inspections of the properties to ensure first-class operations are maintained.2 p- w( R" K/ k& R0 T" X( f0 Q$ ^
Plan and recommend capital improvements that may be required.
7 p# B! {# z" S a' ~8 e" ^Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
