We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.* v! z1 r% @' k/ b

Required:
0 T" A, \% c8 }4 T: \& x5 l. M, fAt least 1-year customer service working experience in Canada+ A% X2 t2 f2 Z' p# g5 g! q! C
Class 5 drivers’ license
  F% b' \2 d1 k% A' E* v% f3 H5 d
3 k" y/ ]& J- W, O0 M4 DPreferred( g5 i+ D' }# p1 h
Any experience managing a portfolio of residential properties.' H% b' F! I' J
A comprehensive working knowledge of the Alberta Residential Tenancies Act./ _* ]# s3 L! A

General
& P/ S6 x4 U2 o6 h' R3 `; kSupervision of contract service providers.
6 w& `; V' G5 d9 `5 UPreparation of thorough monthly reports.: d" ~# `9 {3 p9 J
Rent payment follow up
5 \# y% {; [& p& W$ yMaintaining regular, clear, and appropriate communication with tenants.; y8 [) l# v) \) t6 y1 j
Open house showings& @% K  r/ ]: y4 ~2 x% p
Marketing
. v* G! P, V7 N. LDrive to sites

. p) E; H/ W' g+ uReview and approval of monthly financial statements, rent rolls, and revenue reports.
% z6 H$ X) t. V( D# b1 _Oversight of day-to-day operating expenditures for the properties.% I, a" D; v6 c1 Y$ |
Collection of rents and arrears, including initiating legal action when required.! M' k$ v' j" H9 |* ~7 @3 T' G0 \
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.: n" r3 I& M3 q' H- m) l! z
" `# H& _8 ?; x) V
Maintenance) F( X4 h, |( O! B4 y. Q
Preparation of appropriate preventive maintenance plans for assigned properties.' T2 K# h; p1 x5 I3 A4 s5 ?, u
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.! U% ]" ^1 E/ ]6 U4 Q
Ensuring all properties are in compliance with local building and safety codes.
0 _) `) K- m8 G5 A- r" fSourcing appropriate third-party vendors to provide services to the property as required.4 t. L. l1 l+ D3 ]
Conduct regular inspections of the properties to ensure first-class operations are maintained.1 h+ M) N/ L' I& O7 N
Plan and recommend capital improvements that may be required.
2 A0 F; p! t3 ~Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.0 T7 w6 k9 J$ ]' W7 ^

1 e7 I. ?4 ]& @The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Job Type: Full-time

Any RECA License (if possible)
