We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
& Z# b8 Y0 h$ [3 C( X# c! o1 A4 _% dAt least 1-year customer service working experience in Canada2 J' n8 m! u6 \1 @3 n
Class 5 drivers’ license

- c6 u: ~0 M2 D7 w! f. yPreferred8 x2 T  k1 F$ O/ {
Any experience managing a portfolio of residential properties.
2 R/ `, H7 p4 |2 z4 [A comprehensive working knowledge of the Alberta Residential Tenancies Act.( x8 M" j& B. i0 V

Supervision of contract service providers.
4 ^& @% D9 T# v+ RPreparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.1 z1 g% U* z+ t$ A
Oversight of day-to-day operating expenditures for the properties." T! \$ g* W" F1 |4 r, M
Collection of rents and arrears, including initiating legal action when required.
: f1 ^: b8 u: N/ R9 N3 yMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
* O; P" }  t) A, d4 t) D. {9 w0 T' T# D6 t3 ]: S/ F4 H2 v! Z
Maintenance4 M. Z7 ~" {  V# d
Preparation of appropriate preventive maintenance plans for assigned properties.& w) z  c: [: I/ Y7 A
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.0 @! U8 n, Q# f1 L  `4 v9 Q8 A
Ensuring all properties are in compliance with local building and safety codes.
* O! y' f/ l9 _Sourcing appropriate third-party vendors to provide services to the property as required.+ D( o+ ]& p. D, p, f
Conduct regular inspections of the properties to ensure first-class operations are maintained.
+ V: _' ?! p4 A4 ~% q+ M) j2 I. \Plan and recommend capital improvements that may be required.
$ s) E5 l5 n1 H# A; f% `Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.* {* B4 v) _8 ?4 i/ ~' w0 F, ^9 l

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.

Salary: $3200 - $4000 / month
