Any experience managing a portfolio of residential properties. K$ U( V7 J$ t
A comprehensive working knowledge of the Alberta Residential Tenancies Act.2 |4 j! ]9 P: W/ c

General

Rent payment follow up

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required.& j/ }. I! J+ i
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.* }" m5 P1 E) i/ v* ]
& I- t* V( i! [9 A# ^& m0 {Maintenance; l0 x' U8 j' F) E: |" B1 b
Preparation of appropriate preventive maintenance plans for assigned properties.2 }4 h; t, V0 C* H$ l$ f" @! U
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.+ K' W3 S( G+ I) A
Ensuring all properties are in compliance with local building and safety codes.

Conduct regular inspections of the properties to ensure first-class operations are maintained.0 Z$ d6 D: P- q
Plan and recommend capital improvements that may be required.
# k2 |+ ]3 \- iEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
