We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
% n1 K+ w1 n* oAt least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Collection of rents and arrears, including initiating legal action when required.
( g. ^) D8 v- }# \1 b8 R) E. NMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.( {% l9 ]! O D0 H! ^' I

Maintenance
! c; P! I- I w) | {Preparation of appropriate preventive maintenance plans for assigned properties.
0 W' _$ H0 }9 SMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
& |9 S E/ r, p5 lEnsuring all properties are in compliance with local building and safety codes.
9 a# F1 \" u3 A5 h; |. O' xSourcing appropriate third-party vendors to provide services to the property as required.
/ F: ~( I9 ^% T: f, JConduct regular inspections of the properties to ensure first-class operations are maintained.

Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.; q4 N, Y! o$ Q

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
