We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.

Rent payment follow up

Oversight of day-to-day operating expenditures for the properties.& L- M( n2 F# G( D8 o2 j& Q
Collection of rents and arrears, including initiating legal action when required.
( L3 [+ b* {! I4 f% HMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ Q0 j- I9 t1 M1 v1 J

Maintenance7 x$ A8 ` B; i1 q) _
Preparation of appropriate preventive maintenance plans for assigned properties.
9 \6 ?$ Q4 W$ ]; NMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.& h2 b! l# Z Z3 T5 x
Ensuring all properties are in compliance with local building and safety codes.
( W% l$ w0 s9 P/ VSourcing appropriate third-party vendors to provide services to the property as required.
2 m/ h8 R7 l4 {% X! F8 Z+ xConduct regular inspections of the properties to ensure first-class operations are maintained.9 w- J9 y, u# A2 U( x
Plan and recommend capital improvements that may be required.+ l9 B! u% \8 c% c9 }6 _
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
