再看看这个房子，价格也很不错喔。最新的list，还是觉得买房自住现在是好时机，有很多机会可以选择。

With the same amount of money, you can buy a 1800 sqft brand new 2-storey house in Riverbend.

This house:
Golf course +$30k
Bi-level -$30k
Not brand new -$30k
1500 sqft -$20k

It should list at most $517k - $50k = $467k.

咱们探讨一下也挺有意思，
1、这个房子是1619.97 sqft bi-level，而你比较的是1800尺2 story，现在的新房相信主层一般小于900尺，面积主要在楼上的bolus room，所以所谓1800尺其实是挺小的。
2、bilevel地下室高窗，没有地下室的憋屈感觉，完全可以利用，而1800尺的地下室没有窗子，面积不会超过900尺，只可以做储藏室。
3、另外这个小区在西边属于不错的区，新房也远没有你说的riverbend那么处处林立，像个新房工厂，感觉不是很好。那个区的好房子，好地段都不是50万可以考虑的。不知你同意否。
4、我自己住在西边Donsdale，所以对西区比较有感情，感觉西南的riverbend，ruthford等地开发的比较过度，太多新房，环境已经远没有几年前那么好了。lot狭小，而且大部分中国人都挤在那里。几年后就可以看出不同，前院，后院光秃秃，不舍得投资美化。
5、另外新房就一定好吗？两三年内生活像在工地上，啥设施也没有，最近一两年建了那么多新房，不见得比我们10年内的房子那么质量好吧？没有研究，瞎想的。
6、对bilevel没有研究，为什么要-30k呢？说说理由，我还想换bilevel呢。

There are narrow windows in the basement levels of bungalow and 2-storey. Even though they are not great, is it fair to say they are 70% as useful?

As for the appearance of the community, I do agree with you that some new ones in Riverbend doesn't look great. But the listing you posted doesn't have much curb appeal either. There are dozen of nice-looking 10~20 years old listing in Riverbend. 40 ft frontage, stucco. They are perfectly move-in ready, and could be better if you can renovate yourself.

It is impossible to have 900sqft basement for newer 2 story houses as the total sqaure footage includes bonus room above the garage, the basement is too small and almost useless.

I agree with what 静夜的玫瑰 said. I would buy 1600 sqft bi-level instead of 1800 sqft 2 storey house.

I drove by and had a good look at it yesterday. It's very nice. The only thing strange is that there is a hole on the living room window. What could cause that?

Doesn't matter. During the past 2 month, I can find a better deal every week. This is just listed for 2 days. I believe that I can find yet a better one in two-week's time.

Plus, I don't like Haddow that much. I am waiting for a good Tewillegar Park Estates II listing. Right now, there are 0 listing in that area.

Trend is my friend.

Thanks for sharing. It looks like a very nice home. But I am determined to wait for at least another 12 months, I think the house prices are still too high now.

Drive by and you will know it's cul-de-sac and almost no traffic to the side of this house. The main road is the one that the driveway leads to.

I was referring to the road to the side of the house. That one has no through traffic. But of course Haddow Drive is a major road, with many houses in the range of $700k~$850k asking price this spring.

Luise Estate and Wedgewood are really good community as well as my donsdale, I like them all. and about the bi-level , I can't agree you more, yes , you don't have basement , but you have another "main floor". this is just my opinion. about your 70% as useful, by the way , what u decide to use it for? it is so dark and creepy even daytime, I just use it for video and exercise。that why I like bi-level.
and the" cheapest kind" is what you think or some professional guy tell you?
or you may pls check which area the house price drop most? I heard from someone , but not very sure, so check it by yourself better, cause I know some area the price is not drop that much , it is very stable.

Yes, this is the No.1 deal in Riverbend now. Why don't you view the house in person before making judgment?
BTW, I think corner lot is good. Especially with this one, wrought iron fence on the side, very nice.

呵呵，咱们俩一样，我也是见一个爱一个，最近一年来看了很多房子，一直吵吵要用房子涨价的部分去投资再买房子，结果在老公的力压下没有敢轻举妄动，结果到了7 月份，老公可得意了，说，看看，如果听你的买了第二个房子，现在就该你每天晚上睡不好觉了。我还是痴心不改，周末经常出动去看房子，尤其最近，经常看到一些很不错的房子，然后就觉得自己的钱袋太瘪了。你的townhouse也不错啊，如果不想太操心，就先住着吧。如果觉得经济可以接受，先卖了townhouse，然后再买singlehouse 我觉得不错。townhouse 好像没有跌价太多，因为是很多first home buyer的首选，有些新区的投资房有人着急卖可以买到不错的房子。

it is very nice for living. but if it is for investment, think it one more time: is it good for the future to sell? corner lot and side way, not everyone like it though. and by the way, if a area is over investment, you can buy house very cheap right now, but when you want to sell it , it is cheap too.

还有涨价的，昨天我去了一个builder那里，他们把所有将建的duplex的价格调整为375k起，这一起，基本随便搞搞也就要了400k，和现在市面上的很多singlehouse的价格差不多，而且也就1200多sqft。看来他们也是还没有睡醒的？！
