Edmonton new home prices see biggest drop in 23 years

  C' [0 T' W! E% ]6 ^) mEDMONTON - Prices for new homes in Edmonton fell 5.3 per cent in July compared to the same month last year, marking the biggest year-over-year drop in 23 years, said Statistics Canada today.

Edmonton's cooling market showed the biggest year-over-year drop of any Canadian city.

! P$ C7 V8 f& c% l/ X; aCompared to June, Edmonton new home prices nudged downward 0.2 per cent.

3 ?: M! T3 Z2 O$ g: gCalgary saw a 0.3 per cent slide compared to July of last year.

. `) @' V! ^( L+ w- Y"Markets in these cities continue to adjust after experiencing record price increases in the last two and a half years," the federal agency said.

Even heated Saskatoon posted a slower annual increase of 13.1 per cent, "further confirmation of a trend of deceleration in this city. Many builders reported increased prices as a result of higher material and labour costs," the agency  said.

3 x9 u3 Y! D! ]6 f2 vThe fastest pace was in Regina, which saw a year-over-year price increase of 29.6 per cent, down from its record rise of 34 per cent in April.

% {7 A, V+ h! ^  `As the market continued to cool in Western Canada, prices for new homes rose nationally at a slower pace in July for the sixth consecutive month.

4 m0 A$ e" Y; \8 G2 H. z% z+ S! lPrices were up 2.7 per cent in July from a year earlier, down from June's annual pace of 3.5 per cent. On a monthly basis, prices edged up 0.1 per cent between June and July.
