买自售的房子需要请realtor吗？

在看房过程中，我们看上一套房子，但是是房主自售的，正巧在同一天的早些时候约了一个realtor看另一套在mls上的房子，就跟realtor说我们想买这个房主自售的房子，realtor说她仍然可以帮我们去跟房主谈，如果房主不愿意出comission费，就该我们出。
+ h. |$ o2 k4 X2 U请问大家，如果有验房师验房、有律师做文件，那么realtor能帮我们做什么？通常会收多少钱？

你自己联系验房师和律师,不需要realtor,但是如果你和realtor签订过协议,在协议其间,你不可以抛开realtor.

房主当然不愿意出comission费啦。人家自售就是为了省这笔手续费。

If it is not a house that the realtor has arranged you to view, you can deal with the seller yourself and have the deal closed by means of hiring an experienced lawyer. The realtor won't do any real help at all, you will pay them commission for nothing.

% S% n' ~  X! y最好还是直接跟房主联系，你自己去谈跟realtor谈的价钱上应该不会差多少，但是realtor的commission费还挺多的。
1个月前我们意外看到一个35万的房子，门口挂了realtor的牌子，刚刚想打电话找那个realtor，看到房主正好开车回家，我们就很冒昧的去敲门了，房主很好人，让我们进去参观，她说她这个房子要给realtor1万5千commion,如果我们不通过realtor直接跟她买她就给我们便宜到33万。如果有realtor这个价钱就不行。

commsion first $100,000 is 7%, after $100,000 is 3%. For example, a $300,000 house is trade through realtor, the commision will be $13,000.
But being a realtor is not so easy, need to be very nice and patient while working hard to earn the commision. But if you have time and do your homework when buying a house, you do not need to hire a realtor. If you are busy and do not care to pay the the commision, hire a realtor can save tons of your time and energy.

IMO the rate is unreasonably high. One day the COM.FREE would completely win over them when the buyers realized they are actually paying part of the fee.
