Which lot is better?

Sorry, can not type Chinese. Could you help to look at these two lots, which one is better?

Lot 38 in Block 5 is better

44, bigger lot, Conner lot, close to the pond, and not facing school yard.

3 R9 y( ]' _9 V! Z6 f44 is good too except for the narrow font (only 34 feet) and you will facing other people's back yard.

以性价比来说,Lot 44 in Block 5 合算一些。  E- g2 G7 Z# i, l! e
lot 44 基本价= 40/2 = 20 万,很接近要价。
9 W: X; O' k, ^! _. r1 Rlot 46 基本价= 38/2 = 19 万,实际价高出两万,虽然背靠绿地,但学校绿地不足以溢价2万。背靠绿地由劣到优顺序为:
  C) l/ [1 K8 k! F) L" S# s高压线,高速公路,学校,公园,小湖, Ravine, 大湖。

当然是44好。前面通小池塘,后面是小路。小路南侧是池塘和贵房子。车库在北侧,客厅在南侧正好和邻居相隔较远,客厅可以做两侧窗,或者做成八角形的格局。- i" r  T5 m  E; o* a

; H+ s, q; A6 K& Z' s46虽说是靠学校绿地,但那块绿地地势高于房子,不爽。

3 S* v3 Z( ?0 e; S房子的射影不是方形的。在最窄的地方只有车库,34肯定够用。等到了要摆客厅的进深,宽度肯定已经不止34了。具体pocket形状要拿开发商的图纸和建筑商一起讨论如何利用最大面宽。

看来看好44的居多,原来有些取舍不定,现在看来就44吧,多谢各位!. |' T/ Z+ f3 h3 N5 d1 s: r
另外有一点疑问,WST回帖中说  “Lot 46 基本价= 38/2 = 19 万”, 38 是pocket size吗?我看着两个pocket都是40的pocket 呀?8 k2 b; I9 y' _2 e* b$ A( j
还有site plan 上注明44是RC (Restrictive covenant),有没有什么说道?

38 是pocket size. 我又看了 lot 46 (block 3) 的pocket是38。你再看看。
