请问买房过程中的title insurance?

最近买了个duplex，律师今天问我，说 Real Property Report in that it does not show the fence that is located on the back of the property. The Contract says the seller has to give you a current Real Property Report.
3 k7 |+ F8 B. z# f% v1 J9 M; W4 HThe seller is wondering if you will accept title insurance instead of a new Real Property Report.  我想问一下是要current real property report 还是 接受 title insurance? 哪个更有利于买家？title insurance谁付钱？每年都付还是卖家一次性付？ 第一次买房，不懂的太多，恳求帮助，谢谢!

RPR只是告诉你在当天测绘有的东西，之后加的任何都要order update RPR才知道。title insurance是保你将来有任何问题，跟车保险一样。具体怎么付款要跟你律师谈。如果你不放心就让seller重出RPR就行了，这样你也可以知道fence 有没有encroach到其他地方。

我覺得TI保障多一點，fence大不了不要，不在你範圍，不是你的東西，問問律師意見較好。
