埃德蒙顿12月2日报道：相比2016年十月，11月份独立屋平均成交价上升了3.95%，双拼/联排上涨了6.39%，公寓则温和下降了1.68%。相比去年同期，今年11月份独立屋销售均价上升了1.76%，公寓销售额下降了11.41%。4 h+ p" U% K$ [, i$ M( R, k' t$ J
y; o0 [, ], `& i11月份，大爱城区所有住宅平均售价上涨了2.52%，为$373,174。其中独立屋均价升至$440,496，双拼/联排升至$353,818, 公寓降至$241,569。11月份独立屋的销售均价仅次于今年7月份，为2016年单月第二高。- P% M) j" ~! Y* q

“埃德蒙顿房产市场依然保持稳定，本月大多数房屋类型的销售均价有所上升，其中一部分原因是有几个高价房子卖出了。” 埃德蒙顿房地产经纪人协会主席Steve Sedgwick说。“所有住宅的平均售价仅比去年下降了1%，但独立屋的均价下降了2%，而公寓降幅超过8%。”

独立屋销售持续良好,11月份的平均上市天数为52天，与上一个月相同，比去年同期少了3天。但公寓和双拼/联排都受到季节性市场转变的影响，公寓平均上市天数为79天，双拼/联排为74天，两者分别比去年同期增加了17和18天。

11月份的住宅库存量为6493，比去年上升了7.45%。

“与10月份相比，11月份的库存量下降了10%。” Sedgwick说，“很快就是岁末年初了，我们将看到销售额在这几个深冬月份里正常下滑” 。
