We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

·         At least 1-year customer service working experience in Canada

Any experience managing a portfolio of residential properties.

Supervision of contract service providers.

Financial

% B  d! F; ~) O* H# W2 tReview and approval of monthly financial statements, rent rolls, and revenue reports.
# M9 O9 \& A" I- O+ a" P) jOversight of day-to-day operating expenditures for the properties.
/ a, S8 W% a  H8 }' L# ]: dCollection of rents and arrears, including initiating legal action when required.
; d6 W% x+ o7 u0 k8 jMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.
Maintenance

8 j+ n$ G; k. @# _% [" d( l+ |- DPreparation of appropriate preventive maintenance plans for assigned properties.
$ p4 n% p( N% p' F$ O8 M$ _Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
8 h% p7 G4 R# V6 T9 }) _Ensuring all properties are in compliance with local building and safety codes.
; f6 O: @' Q4 a5 U/ l" l* ]7 y* OSourcing appropriate third-party vendors to provide services to the property as required.
Conduct regular inspections of the properties to ensure first-class operations are maintained.
. [) }& |) X& _  x% d/ }- l; t! }Plan and recommend capital improvements that may be required.
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
