We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.1 Y3 a4 G* Y& R+ Q

·         At least 1-year customer service working experience in Canada

·         Class 5 drivers’ license

Preparation of thorough monthly reports.

Review and approval of monthly financial statements, rent rolls, and revenue reports.
1 T' C! j+ D: u* [( Y  T) P- DOversight of day-to-day operating expenditures for the properties.
5 J4 Y- _  h* [8 P. w# zCollection of rents and arrears, including initiating legal action when required.
' W! l3 X/ w5 k3 Z6 @2 vMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.$ W  L4 B7 \1 F0 U5 c# G9 q% ^. u8 s
Maintenance
5 P9 B4 v$ g/ S. V" O2 d" i; i7 x, P. ]- t4 S( S+ r# b% T
Preparation of appropriate preventive maintenance plans for assigned properties.: V" A1 J, X/ I& k( u2 d* T
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.$ X5 v( ~! I5 R# W+ r& R7 J2 J
Ensuring all properties are in compliance with local building and safety codes.) l2 A# o: Z# f( _
Sourcing appropriate third-party vendors to provide services to the property as required.# s$ Z# C& J( y! B% P
Conduct regular inspections of the properties to ensure first-class operations are maintained.
" Z; O  }2 n& O- P* bPlan and recommend capital improvements that may be required./ B% _* d& l) ~; D. H# F; c
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
$ q! m4 M8 z$ X3 e+ x8 s- J1 RThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
