We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. # J  i' {2 |; i8 V$ s5 D

% J7 S9 _4 I" d2 w0 ]Any experience managing a portfolio of residential properties.
( D: o! K, W3 J; O; hA comprehensive working knowledge of the Alberta Residential Tenancies Act.

Financial
3 t9 z& L. y! U& Y: g. {% ZReview and approval of monthly financial statements, rent rolls, and revenue reports.9 ^4 o9 U' G' B+ C8 X
Oversight of day-to-day operating expenditures for the properties.! O* {. }" N. ~( Q# L
Collection of rents and arrears, including initiating legal action when required.' e7 J2 q6 c' M$ k. I0 i5 I
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. T& T" p, b: F9 y

Preparation of appropriate preventive maintenance plans for assigned properties." E0 c# B  I9 E( S: i
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.5 n9 C$ D% H# `& I4 g7 F
Ensuring all properties are in compliance with local building and safety codes.
3 B4 m0 |% R) p! F1 aSourcing appropriate third-party vendors to provide services to the property as required.  r0 b% A, L5 n) A
Conduct regular inspections of the properties to ensure first-class operations are maintained.
2 C( J' [2 Y  o) \: SPlan and recommend capital improvements that may be required.
! c7 C- X% P; uEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
