We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting. ) _6 L7 ?# g1 p- T

Required:
+ _5 ]1 |/ [. j9 zAt least 1-year customer service working experience in Canada. c0 d2 \  n2 ~2 x2 D
Class 5 drivers’ license" |' g/ B0 u$ X$ K5 y

Any experience managing a portfolio of residential properties.9 a4 G! w' g" T# g) f
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Preparation of thorough monthly reports.

3 P% f! E$ _# ^9 l. fReview and approval of monthly financial statements, rent rolls, and revenue reports.
1 h& l8 c4 W5 Z% H$ q/ E8 SOversight of day-to-day operating expenditures for the properties.3 w/ ?% u" b# [8 l" P6 u8 u7 A
Collection of rents and arrears, including initiating legal action when required.$ k" u" h% x$ @4 k3 a, ~
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

! t. _& q  s" B9 P9 B" N/ |Maintenance" d! V% D! Q. J# }% s9 Z
Preparation of appropriate preventive maintenance plans for assigned properties.
  V- \' X' |3 w. M# w! G* qMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.: n# I3 U) T2 k. R4 @0 U9 @5 k
Ensuring all properties are in compliance with local building and safety codes.' g8 @# i( H$ V) p
Sourcing appropriate third-party vendors to provide services to the property as required.
9 [: b3 U  e5 [" R' BConduct regular inspections of the properties to ensure first-class operations are maintained.
7 k7 U6 o0 m' k+ _' hPlan and recommend capital improvements that may be required.
+ b. T3 P) I! g9 o# m: a" lEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
