We are currently seeking a Resident Manager for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, project supervision, and financial & operations reporting.

Any experience managing a portfolio of residential properties.

Oversight of day-to-day operating expenditures for the properties.
8 @* Z- a$ H& e% qCollection of rents and arrears, including initiating legal action when required.
8 R* z# f1 t# `) ~% C0 gMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.+ w! }6 b5 q7 z* O& s% n

Preparation of appropriate preventive maintenance plans for assigned properties.
+ ?, T" b* a, D0 nMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.9 J: S2 q3 s; y6 a: i; d
Ensuring all properties are in compliance with local building and safety codes.
2 y3 ?# f3 x7 Q- \* x: XSourcing appropriate third-party vendors to provide services to the property as required.
- @1 o& p3 B6 g4 y# XConduct regular inspections of the properties to ensure first-class operations are maintained.
( U1 Y, Z& n  h% y+ TPlan and recommend capital improvements that may be required.
2 \: g8 j4 w5 k8 h+ xEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
