# a. s3 g* K! SWe are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:
2 m! s4 n7 E- f$ _At least 1-year customer service working experience in Canada, H9 D1 h: R& e# c9 k; T
Class 5 drivers’ license
2 D% S# @/ `) @' [1 k1 V% P
- N0 A- V, b. q' dPreferred/ ~9 |4 v1 ]5 l+ P
Any experience managing a portfolio of residential properties.
3 a) J% f+ a8 W5 @A comprehensive working knowledge of the Alberta Residential Tenancies Act./ f1 Q) R4 p0 M) ~; m  W; R: V

, |/ E# V3 s+ e; USupervision of contract service providers.
' _! |9 Y, T; L( {Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.1 H9 I7 }& R& A) f
Open house showings( @  N1 p3 j- ^( D
Marketing$ A2 @; N& }( D: N: n3 t( Y
Drive to sites
( ~; n# m' b3 d/ ]. @" FOther tasks related to be assigned, M' X! f  }3 x1 H6 o

Financial0 h0 X: X1 }" [' j, q
Review and approval of monthly financial statements, rent rolls, and revenue reports.
) F6 E& ], {' T  M& Q% a" QOversight of day-to-day operating expenditures for the properties.$ z: `1 y- {# O. f0 T6 U2 y
Collection of rents and arrears, including initiating legal action when required.
* q) }# _) s1 T8 Z5 YMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance% Y  E$ D7 D% M& H* h- P- G" D) U# Q2 V
Preparation of appropriate preventive maintenance plans for assigned properties.9 P- f# H2 O4 K$ F( n
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.7 ~5 {+ C) M, H0 A* R! i& I  h
Ensuring all properties are in compliance with local building and safety codes.0 A" j2 r! R, m2 N! H$ {! o" E
Sourcing appropriate third-party vendors to provide services to the property as required.$ n; R7 H) J! J7 g- j; _8 d8 V
Conduct regular inspections of the properties to ensure first-class operations are maintained.( x# P! V! T& n/ H( u, n+ w
Plan and recommend capital improvements that may be required.
; [* {- f2 }$ }Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.5 ~; j6 e0 c/ O9 e# }& d) m5 W* ]

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
