As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.' E7 \! M I5 T$ _! Class 5 drivers’ license

Any experience managing a portfolio of residential properties.- `2 f; I) U$ z/ e
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Oversight of day-to-day operating expenditures for the properties.

Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.. @7 W' D. ~6 P+ w" z6 F" c! I

Maintenance
0 R0 f, D( x6 Q1 j1 VPreparation of appropriate preventive maintenance plans for assigned properties.
: y7 K y8 v( u8 x7 |Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
) M5 w/ Z) Z, Z. f H$ T! KEnsuring all properties are in compliance with local building and safety codes.( e' X( P/ g+ d0 v: P& A
Sourcing appropriate third-party vendors to provide services to the property as required.% N+ i! O6 I. l9 ] ?& ?/ w3 L
Conduct regular inspections of the properties to ensure first-class operations are maintained.6 \: C8 i" v' d
Plan and recommend capital improvements that may be required.* f s2 i R" C) a D( n
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
