We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

At least 1-year customer service working experience in Canada
7 D, _8 I% m- g$ I" LClass 5 drivers’ license* P: e( N: r6 P

Preferred
) W2 Y$ b( [% K" O- H) lAny experience managing a portfolio of residential properties.
5 F3 f, u1 Y0 X$ BA comprehensive working knowledge of the Alberta Residential Tenancies Act.4 V0 ?0 L+ {% P$ Y- G2 j% A

Preparation of thorough monthly reports.

Open house showings

Review and approval of monthly financial statements, rent rolls, and revenue reports./ o  ~. |$ U, Y$ z
Oversight of day-to-day operating expenditures for the properties.; z& i3 @1 m8 k/ u3 U" q4 C  g2 L
Collection of rents and arrears, including initiating legal action when required.
  k3 Q1 o/ b& c, E4 G. B7 e% M" ?Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance7 p2 K8 B- b3 E+ s6 V& |9 x& Q
Preparation of appropriate preventive maintenance plans for assigned properties.2 w* f% K; O' b4 c8 A2 x, Y
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
7 M; R8 k$ k$ G9 Q  g3 wEnsuring all properties are in compliance with local building and safety codes.* j7 j& d) ]- n  o; b" D) c" u, a; k
Sourcing appropriate third-party vendors to provide services to the property as required.& V5 H" Z8 I1 ~+ V) w
Conduct regular inspections of the properties to ensure first-class operations are maintained.
- b( l8 [" W' gPlan and recommend capital improvements that may be required.7 s3 c4 }$ `# d
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
