Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.

Required:

Any experience managing a portfolio of residential properties.- i5 t5 g. Z/ `# u' s! E" l
A comprehensive working knowledge of the Alberta Residential Tenancies Act.

Supervision of contract service providers.

Review and approval of monthly financial statements, rent rolls, and revenue reports.

Collection of rents and arrears, including initiating legal action when required., n. w5 b" [5 H$ Y6 ^
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.; `& o+ \; P, [! C! G; T' w; N( }7 R

Maintenance

Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
$ B8 O; n, x! C* q3 U/ MEnsuring all properties are in compliance with local building and safety codes. B4 h" `7 d! |- [- C
Sourcing appropriate third-party vendors to provide services to the property as required.+ v1 X6 A- K* H! A! B3 l6 o( \
Conduct regular inspections of the properties to ensure first-class operations are maintained.
7 m* v8 ?( Y$ q) q; C6 APlan and recommend capital improvements that may be required.
2 {0 _% ?6 j- }; c1 O4 SEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.2 ~% E2 i7 i+ W4 A; u
