Maintenance Coordinator

We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.( Q! W  Z  F. q. G/ w

Required:
, U# y! a8 F3 Q# D* u. e+ oAt least 1-year customer service working experience in Canada- H! J( ^4 O! C. |+ q
Class 5 drivers’ license; X% o6 |' e: K- G

% m0 B( Z$ @" j* y7 gPreferred$ c* t  P. l% N5 G" t- L" k
Any experience managing a portfolio of residential properties.
  ~4 C" \; X# E9 }A comprehensive working knowledge of the Alberta Residential Tenancies Act.( D, q  `$ {1 ]8 ]9 Y# }2 v4 {! S

9 M& M& ?1 C- J, ~' C* |6 hGeneral" E' F; f0 \! P: s! [2 X
Supervision of contract service providers.
" g* Q+ F2 h( B" z# f6 @& o! OPreparation of thorough monthly reports.
2 y# a( `. H2 |* X) d) uRent payment follow up9 j% h$ ]1 R0 a: I+ P- U) _) _
Maintaining regular, clear, and appropriate communication with tenants.

% f% \# W% C$ g, E: h6 n2 h3 XDrive to sites# F4 D3 L  j- c/ F
Other tasks related to be assigned

Review and approval of monthly financial statements, rent rolls, and revenue reports.' g5 x/ `; [1 M4 e, r( @
Oversight of day-to-day operating expenditures for the properties.
  ^6 a) Y( E) c/ @' Q7 N: {Collection of rents and arrears, including initiating legal action when required.9 d5 w( `6 e0 C, F2 r2 ]- ^
Maintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.5 W6 d* o7 R' ]* z) w: ~% k

8 C; n& Z, }; V  F% @Maintenance! ^* ]  g5 y1 X4 i8 Q+ x2 A
Preparation of appropriate preventive maintenance plans for assigned properties.
9 p. ?* |5 N0 R4 hMonitoring and supervision of site staff for unit turnovers and routine maintenance activities.
+ q% ^4 f* S. j8 NEnsuring all properties are in compliance with local building and safety codes.( X7 _6 d7 \. n
Sourcing appropriate third-party vendors to provide services to the property as required.( E! T6 v# c7 y
Conduct regular inspections of the properties to ensure first-class operations are maintained.% _: x. ?' e3 C1 p3 p
Plan and recommend capital improvements that may be required.
* f4 |/ k( e' ~3 p1 C* Q! b$ sEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.& {# e! G, _# r7 c" K9 I

The duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
