We are currently seeking a Maintenance Coordinator for a portfolio of rental properties in Edmonton. As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups., s1 m, m8 s8 q+ J) K

Required:
+ r/ Y, F: _1 i. i: k% {At least 1-year customer service working experience in Canada
* R& p5 f0 p0 Q9 z: L" hClass 5 drivers’ license

3 e3 s# A, I0 V2 S3 R- `Any experience managing a portfolio of residential properties.5 d7 T% \( S3 ~& T
A comprehensive working knowledge of the Alberta Residential Tenancies Act.3 O3 c" a! o, {5 q8 V* Q

Supervision of contract service providers.

Marketing

Review and approval of monthly financial statements, rent rolls, and revenue reports.& d. E/ A$ ?* V9 x3 o% Y5 K/ o+ m
Oversight of day-to-day operating expenditures for the properties.5 M: _4 D$ u1 ^% q
Collection of rents and arrears, including initiating legal action when required.
) b, {& |, h( u3 o% A7 DMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.7 K4 M: G0 A3 d+ Z F

Maintenance
& _2 x7 I* N9 X: E0 \Preparation of appropriate preventive maintenance plans for assigned properties.9 S# _, r- ^" X0 K: c$ G, i
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities.
- S4 S% [9 z# X' n" d* q/ i- Y* wEnsuring all properties are in compliance with local building and safety codes.
) w' X% ^ N* ]! QSourcing appropriate third-party vendors to provide services to the property as required.5 L4 O1 f% B* M1 e! o8 ]' ?4 y
Conduct regular inspections of the properties to ensure first-class operations are maintained.$ L7 i2 G5 ^2 C7 y7 l
Plan and recommend capital improvements that may be required.% U# A2 t: n7 p$ |" n' {: u0 l! U
Ensure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.
