As this is a key tenant-facing role in the company, the successful application will have extensive experience with residential management, communication, and task follow ups.2 @$ ^, M7 u$ Z6 U* `

Required:
: h& V; O/ H( n0 I2 RAt least 1-year customer service working experience in Canada
8 s, k) ]# |! H6 S) Z  P/ BClass 5 drivers’ license
5 C( X# m! F2 Q% c* R7 i% u' y6 f  ~
Preferred% j# P" p, |% ^; V8 H& j' K
Any experience managing a portfolio of residential properties." G; w! M8 G  S: @+ O- W
A comprehensive working knowledge of the Alberta Residential Tenancies Act.- k* c* I3 p8 ^1 ^" F9 W6 f, C
4 J: A9 z+ U; Z: x+ e( B  b; h- e1 E- x
General( }: i1 K, S. r
Supervision of contract service providers.. I6 ^2 G# w& c% y+ x0 ^
Preparation of thorough monthly reports.

Maintaining regular, clear, and appropriate communication with tenants.4 A/ x6 D) i# M& r0 m
Open house showings

* Q  B  |' D# `" ?9 ROther tasks related to be assigned

; [9 U& R% h3 cReview and approval of monthly financial statements, rent rolls, and revenue reports.
, v$ i- G$ {7 oOversight of day-to-day operating expenditures for the properties.  m1 S. _; R6 [6 a% ?; z
Collection of rents and arrears, including initiating legal action when required.
. V" C6 \7 e8 dMaintaining awareness of the local rental market and recommending appropriate rental rates, leasing strategies, and incentives to control vacancy.

Maintenance0 f7 S" x/ J; |8 h: k2 i
Preparation of appropriate preventive maintenance plans for assigned properties." {+ S8 n. H0 f& }( m" N; l; M
Monitoring and supervision of site staff for unit turnovers and routine maintenance activities./ O  T" W, d: L
Ensuring all properties are in compliance with local building and safety codes.
! `$ L% _( r6 q" d4 mSourcing appropriate third-party vendors to provide services to the property as required.3 R9 u: V- C, B
Conduct regular inspections of the properties to ensure first-class operations are maintained.
8 [- G$ Q2 h9 j# _7 ^1 S, V/ b2 q3 n, @Plan and recommend capital improvements that may be required.
: g: _: \; ~2 [, H4 qEnsure on-call maintenance requests and emergencies are handled promptly, including in-person attendance if major incidents occur.. |  L# l* N( X' Z( ~

% ~4 e; O! C! E) x: W4 o1 j5 i  CThe duty of a Resident Manager ensures the satisfaction of the tenants and the Landlord.
